The SEMO Industrial Park is the first site in Missouri to earn a Platinum designation through the national REDI Sites program, providing site selectors and companies with independent, third-party validation that the 380-acre industrial site is ready for investment and development.
Administered by the Site Selectors Guild, REDI Sites is a first-of-its-kind national standard for evaluating site readiness for U.S. office and industrial projects. The program provides a rigorous, third-party reviewed assessment of factors critical to location decisions, including ownership and entitlements, ease of development, utility access, environmental considerations and logistics.
The designation adds another layer of validation to the SEMO Industrial Park, strategically located adjacent to Interstate 55 in Scott City, Missouri. The park is also a Missouri Certified Site and is home to a 61,000-square-foot Amazon last-mile delivery facility, which opened in 2025 as the first development in the new industrial park.

Launched in 2024, REDI Sites was created to bring consistency, credibility and visibility to site readiness, a process that has historically varied from state to state. For Gregg Erb, developer and co-owner of the SEMO Industrial Park, the designation validates a long-term effort to prepare the property for private investment.
“Our goal from the beginning has been to create an industrial park where companies can move forward with confidence,” Erb said. “That means investing in infrastructure, completing due diligence and preparing the property before a company arrives. Achieving REDI Sites Platinum validates that work and strengthens our ability to compete for companies looking for a location where they can invest, build and grow.”
The SEMO Industrial Park is positioned for advanced manufacturing, distribution and other compatible industrial projects, supported by Southeast Missouri’s regional talent pool, technical training and higher education resources. The park also offers multimodal transportation connectivity, with Interstate 55 adjacent to the property, the Cape Girardeau Regional Airport nearby and the SEMO Port on the Mississippi River just minutes away.
Qualifying projects may also have access to state and local economic development tools, including a 15-year Chapter 100 property tax abatement structure established by Scott City for qualifying new projects, as well as Missouri Works and Missouri One Start workforce training resources for eligible employers.
To further support speed to market, SEMO REDI and the SEMO Industrial Park are advancing a virtual spec building concept that provides prospective companies another option for evaluating development at the park and visualizing how a potential operation could take shape on the site.
Through REDI Sites, the SEMO Industrial Park will also gain additional exposure among site selection professionals through a searchable national database of vetted, project-ready sites.
